The analysis includes an outlook for the property values of Memphis homes, as well as data on schools, parks, shopping, property taxes, crime, even golf course homes; Memphis, TN, in one concise package.
WHAT YOU NEED TO KNOW
Finding an affordable home here isn't all that difficult. Memphis real estate consistently ranks as some of the lowest-priced in any U.S. metropolitan area.
The only problem is, of the more than 10,000 Memphis homes that sell through the Multiple Listing Service every year, a substantial percentage are located in areas where the outlook for property values isn't all that great, due to crime, school quality, etc.
Want to hear the really scary part? Half of those were in areas considered "desirable" in the not too distant past. Many of the houses that you see in the Memphis homes for sale magazines, or listed in the Memphis MLS, are in these areas.
Historically, in the most desirable areas, a normal appreciation rate for Memphis homes (prior to the 2008 market downturn) was in the 3%-4% range.
No one knows what the future holds in terms of real estate values.
That's why it's more important than ever to make certain you get the best deal possible when it comes to purchasing your home.

Annexation by Memphis has historically been the "kiss of death" for property values in the annexed suburb.
Unfortunately, most home buyers aren't aware of this, which is one reason why there's such a high rate of Memphis foreclosures.

This is information that I've accumulated over the last 20+ years, the majority of them as the No. #1 Buyer's Agent in the Memphis area.
It's the result of helping some 500 clients find a home, of visiting more than 12,000 Memphis homes, and buying more than 50 homes myself.
Since this is starting to sound like a resume, I'll throw in my educational background as well, which includes a B.S. in Accounting, and an MBA.
